How do I create an account?
Tap Sign up on the welcome screen, enter your email, and create a password. You'll receive a verification email — confirm the link to finish setting up your account.
I didn't receive the verification email.
Check your spam or junk folder first. If it's not there, tap Resend verification on the sign-in screen. If you still don't see it after a few minutes, contact support@prop-folio.app.
How do I reset my password?
On the sign-in screen, tap Forgot password? and enter your email address. We'll send a reset link that opens directly back in the app.
How do I delete my account?
Open Account from the bottom navigation, scroll to the bottom, and tap Delete account. This permanently removes your profile, saved properties, and all associated data within 30 days.
Subscription cancellations must be handled separately — see Settings → Apple ID → Subscriptions on your device.
Credits & Membership
How does the credit system work?
There is one currency: credits. One credit does any one of three things — imports a property, runs a Short-Term Rental analysis on one unique unit layout, or scans a set of renovation photos.
"Unique unit layout" is what keeps the Short-Term Rental cost honest on multifamily. An eight-unit building where every unit is the same 1-bed/1-bath is one layout, so it costs one credit. Eight genuinely different layouts cost eight, because that is eight separate market lookups.
Everything after the credit is spent is free: the property stays in your portfolio, and you can re-run it, switch strategies, and edit every assumption as often as you like without spending another credit.
Each paid plan grants credits monthly — 10 on House Hacker, 25 on Investor, 50 on Developer. Unused monthly credits build up to three months of your own plan's allowance (30, 75, and 150 respectively); at the cap, new monthly credits pause until you spend some down. Credits you buy sit outside that cap, never expire, and stay in your account if you cancel.
What are the plans and how do they differ?
Free — 3 credits at signup and unlimited saved properties. The Buy & Hold, BRRRR and Fix & Flip calculators, live Deal Score, the renovation planner, and unlimited assumption editing. There is no monthly refill on Free; when the 3 credits are gone you can buy a credit pack or take a plan. No card required.
House Hacker — $14.99/mo — 10 credits a month, and they build up to 30. Adds Short-Term Rental analysis, PDF reports, comparable listings, and the Market tab.
Investor — $29.99/mo or $289.99/yr — 25 credits a month, building up to 75. Same features as House Hacker with a much larger allowance, and a 7-day free trial. Annual billing saves about $70 a year.
Developer — $59.99/mo or $579.99/yr — 50 credits a month, building up to 150. For underwriting most days. Annual billing saves about $140 a year.
The paid plans meter volume, not features — all three unlock exactly the same thing, and the only difference is how many credits arrive each month. Prices are shown in-app at the moment of purchase in your local currency.
What do I get for free, and what needs a plan?
Free forever, on every account: unlimited saved properties, the Buy & Hold, BRRRR and Fix & Flip calculators, editing any assumption, the live Deal Score, and the renovation planner. None of that costs us anything to serve, so none of it is rationed.
Costs a credit: importing a property, a Short-Term Rental analysis per unique unit layout, and the renovation photo scan. These call paid data sources on your behalf.
Needs a paid plan: Short-Term Rental analysis, exporting the PDF report, comparable listings, and the Market tab. Short-Term Rental needs a plan even when you type in your own nightly rate and occupancy — the plan is what unlocks the strategy, and credits are what pay for the market data inside it.
Can I buy credits without a subscription?
Yes. Credit packs are available on every plan including Free — 3 for $4.99, 10 for $14.99, 25 for $34.99, or 50 for $64.99. Open the Credits screen from the bottom tab bar to buy one. Purchased credits never expire and are not affected by the monthly accumulation cap.
A pack buys credits, not a plan. Short-Term Rental analysis, PDF reports, comparable listings, and the Market tab stay behind a paid plan whatever your credit balance is.
What happens if I switch between monthly and annual?
Switching to an annual plan bills the full year immediately — Apple refunds the unused part of your current month. Switching from annual back to monthly takes effect at the end of the year you have already paid for, not straight away.
Both behaviours are Apple's, not ours, and they apply to every subscription on the App Store. Billing changes are handled entirely through your Apple ID.
How do I cancel my subscription?
Cancel through Apple, not through the app. Open Settings on your iPhone → tap your name → Subscriptions → Prop-Folio → Cancel Subscription. Your access continues until the end of the current billing period.
I purchased credits but they didn't appear.
Pull-to-refresh the Account screen, or close and reopen the app — credit balance refreshes when you return from a successful purchase. If credits still don't appear after a minute, tap Restore purchases in Account. If the issue persists, email billing@prop-folio.app with the date and amount of your purchase.
Strategies
Which strategies does Prop-Folio support?
Four: Traditional Buy & Hold (long-term rental), BRRRR (buy, rehab, rent, refinance, repeat), Fix & Flip (buy, renovate, sell), and Short-Term Rental (Airbnb-style nightly letting). You select a strategy when you import a property and can change it later from the property detail screen. The first three are free on every plan; Short-Term Rental needs a paid plan.
How is the Deal Score calculated?
Each strategy has its own scoring formula tuned for that strategy's most important outcomes:
- Buy & Hold: weighted toward monthly cash flow, cap rate, and DSCR.
- BRRRR: weighted toward cash left in deal after refi, recouped percentage, and post-refi cash flow.
- Fix & Flip: weighted toward projected profit, ROI, and the MAO delta.
- Short-Term Rental: weighted toward monthly cash flow, then cap rate and the cushion between your projected occupancy and your break-even occupancy.
When required inputs are missing, the score shows Incomplete Analysis instead of a misleading number.
Can I run multiple strategies on the same property?
Yes — import the property once, then use the strategy selector to switch between Buy & Hold, BRRRR, and Fix & Flip, plus Short-Term Rental on a paid plan. Each strategy stores its own assumptions and score independently, so you can compare them without re-importing. Switching strategies never costs another credit; a fresh Short-Term Rental market lookup does.
Data & Accuracy
Where do the rent estimates come from?
Rent estimates come from an industry-standard rent AVM. On import, we pull a property-level estimate. From the Unit Mix card, Refresh estimates re-queries the comp source once per unit using that unit's actual bed/bath configuration, so each row gets a comp matched to its specific layout.
Where does the ARV come from?
If you've entered an ARV manually, that value always takes priority. Otherwise we use a researched-multiplier model: a base property value (from our AVM source or your purchase price) plus a renovation uplift calculated per category using Remodeling Magazine Cost vs. Value national averages. Estimates display an (est.) suffix — tap to override.
How accurate are the rent and value estimates?
AVM-based rent estimates generally fall within ±10–15% of actual asking rents, with wider variance in less-trafficked submarkets. Always verify with local comps and your own knowledge before making an offer. Prop-Folio is an analysis tool, not a guarantee of future performance.
Why is the rent showing as "$0" or blank?
Per-unit rent rows stay blank until you tap Refresh estimates. If you import a multi-unit property without bed/bath data per unit, we don't divide the building-wide rent across rows — that would invent numbers. Add bed/bath via the unit edit modal, then tap Refresh.
Troubleshooting
The app froze or crashed on launch.
Force-quit and reopen the app. Most launch issues resolve once the session refresh and subscription state finish loading in the background. If the problem persists, make sure you're on the latest App Store version, then contact us with your iOS version and device model.
My property is showing the wrong address.
Address normalization can occasionally drop the street line for hard-to-geocode addresses. Open the property, scroll to the bottom, tap Delete property, and re-import — the latest version detects this case and falls back to the explicit street/city/state/ZIP you provided.
How do I export a deal to share with my lender or partner?
Open the property and tap the Share icon in the top header. Prop-Folio generates a multi-section PDF covering the headline analysis, market context, renovation breakdown, and your deal notes. You can email it, AirDrop it, or save it to Files.
Which markets does Prop-Folio support?
Prop-Folio supports US properties. Rent estimates, property records, tax bills, and value estimates are pulled from our data providers, with tax + insurance defaults tuned per state and, for major metros, per county and city. Data density is deepest in urban and suburban markets and gets thinner in remote areas — where a provider misses, we fall back to HUD Fair Market Rents and state effective rates so no property leaves you with blank metrics. If you notice a gap in your market, email support@prop-folio.app and we'll investigate.
Can I use Prop-Folio outside the US?
Not at this time. Prop-Folio is US-only. International coverage isn't on the current roadmap — the data providers, tax rules, and financing conventions differ enough per country that supporting non-US markets is a separate product.
