Which tier should you pick?
Cadence is one axis. Tier is the other — and it depends on how much you underwrite each month.
- House Hacker ($9.99/mo) — 5 imports + 2 AirTokens/month. Best for occasional investors who look at 1–5 deals a month.
- Investor ($14.99/mo or $129/yr) — 10 imports + 5 AirTokens/month. Best for active investors evaluating 5–10 deals a month.
- Developer ($29.99/mo or $249/yr) — 20 imports + 8 AirTokens/month. Best for heavy underwriters analyzing 10+ deals a month or running Short-Term Rental-heavy portfolios.
All three tiers unlock the same features — unlimited saved properties, all four strategies (including Short-Term Rental), renovation estimator, Deal Score, PDF export. The only difference is how many monthly credits + AirTokens you get. Purchased packs stack on top of any tier.
What Free tier gets you
The Free tier is permanent — 3 saved properties, 3 imports at signup + 1/month refill (up to a 5-credit cap), 3 of the 4 strategies (no Short-Term Rental), full Deal Score, full PDF export. If you're a beginner researching your first deal or just kicking the tires, Free is enough.
Once you have 4+ active deals to track, want to underwrite Short-Term Rental, or are running through your monthly imports faster than the 1/month refill supports, upgrade. The Free tier is genuinely free forever — no countdown, no trial pressure.
How to change plans or cancel
All subscriptions are managed by Apple via your Apple ID. On your iPhone: Settings → Apple ID → Subscriptions → Prop-Folio. From there you can switch between Monthly and Annual, change tiers (Starter → Mid → Top or the reverse), cancel, or restore.
Cancellations take effect at the end of your current billing period — you keep access until then. Monthly-granted PropCredits reset to your new tier's amount at each renewal (capped at 40 on paid tiers per our credit policy). Purchased PropCredit and AirToken packs stay in your account forever, even if you cancel.
