Prop-Folio Annual vs Monthly Pricing

Same features. Different commitment. Annual saves ~$70/yr on Investor and ~$140/yr on Developer. Here's how to decide.

The short version

Prop-Folio has three paid plans — House Hacker, Investor, and Developer. Investor and Developer each offer both monthly and annual billing. House Hacker is monthly-only.

  • Investor: $29.99/mo or $289.99/yr (saves ~$70 vs monthly)
  • Developer: $59.99/mo or $579.99/yr (saves ~$140 vs monthly)
  • House Hacker: $14.99/mo only

Annual is for investors who know they want Prop-Folio for at least ~10 months. Monthly is for everyone else — new investors exploring, seasonal deal flow, between-deals pauses.

  • Investor Annual one payment = $289.99
  • Save $69.89 per year by going annual — about $24.17 a month
  • Break-even point: pay annual if you'll use Prop-Folio for at least 10 months

The math — Developer

  • Developer Monthly × 12 months = $719.88
  • Developer Annual one payment = $579.99
  • Save $139.89 per year by going annual — about $48.33 a month
  • Break-even point: pay annual if you'll use Prop-Folio for at least 10 months

Before you switch: how Apple handles the change

Both of these are Apple's rules, not ours, and they catch people out.

  • Monthly → annual bills the full year immediately. Apple refunds the unused part of your current month, but the whole annual charge lands on your card that day. It is not pro-rated into your next bill.
  • Annual → monthly waits. The switch takes effect at the end of the year you have already paid for, not straight away.

Pick Annual if

  • You actively underwrite 3+ deals per month
  • You're committed to investing over the next year (not exploring)
  • You'd rather pay once and forget about it
  • You want the cheapest cost per month available at your tier
  • You like locking in your rate before prices change

Pick Monthly if

  • You're new to investing and want to keep flexibility
  • Your deal flow is seasonal (only active March–September, say)
  • You're between deals and may pause for a few months
  • You prefer smaller recurring charges to a single annual bill
  • You're on House Hacker (no annual option — that plan is monthly-only)

Which plan should you pick?

Cadence is one axis. Plan is the other — and it depends on how much you underwrite each month. Credits are the single currency: one credit imports a property, runs a Short-Term Rental analysis on one unique unit layout, or scans renovation photos.

  • House Hacker ($14.99/mo) — 10 credits a month, building up to 30. Two or three deals a month.
  • Investor ($29.99/mo or $289.99/yr) — 25 credits a month, building up to 75. About one deal a week. Comes with a 7-day free trial.
  • Developer ($59.99/mo or $579.99/yr) — 50 credits a month, building up to 150. Underwriting most days, or running Short-Term Rental-heavy portfolios where each unique unit layout costs a credit.

All three unlock the same features — Short-Term Rental analysis, PDF reports, comparable listings, and the Market tab, on top of everything the Free plan already includes. The only difference is how many credits arrive each month. Purchased packs stack on top of any plan and sit outside the build-up cap.

What the Free plan gets you

Free is permanent and genuinely generous on everything that costs us nothing to run: unlimited saved properties, the Buy & Hold, BRRRR and Fix & Flip calculators, unlimited assumption editing, the live Deal Score, and the renovation planner. You get 3 credits at signup to import your first properties. There is no monthly refill — when those 3 are gone, you can buy a credit pack (from $4.99) or take a plan.

Four things are held back for paid plans: Short-Term Rental analysis, the PDF report, comparable listings, and the Market tab. Take a plan when you want any of those, or when you're importing more often than buying packs makes sense. No countdown, no trial pressure.

How to change plans or cancel

All subscriptions are managed by Apple via your Apple ID. On your iPhone: Settings → Apple ID → Subscriptions → Prop-Folio. From there you can switch between Monthly and Annual, move between House Hacker, Investor, and Developer in either direction, cancel, or restore.

Cancellations take effect at the end of your current billing period — you keep access until then. Monthly credits are granted at your new plan's amount at each renewal and build up to three months of that plan's allowance (30, 75, or 150). Purchased credit packs sit outside that cap and stay in your account forever, even if you cancel.
