Rentometer vs Prop-Folio

Rentometer answers "what does this rent for?" Prop-Folio uses that answer to compute cash flow, cap rate, DSCR, and Deal Score — and tells you whether the deal is worth the offer.

The short version

Rentometer is a single-purpose tool: input an address + bed/bath count, get a rent comp report (median, range, comparable listings). Fast, focused, and priced for the specific use case of "what should I list this at."

Prop-Folio pulls rent comps too — but as one of ~15 data points inside a full deal analysis. It uses the rent estimate to compute cash flow, cap rate, cash-on-cash, DSCR, and a strategy-weighted Deal Score, and it does that across four strategies (Buy & Hold, BRRRR, Fix & Flip, Short-Term Rental) on the same address.

If you only need the rent number, Rentometer is a fine choice. If you're using the rent number to decide whether to buy, Prop-Folio is the tool designed for that decision.

Where Rentometer wins

  • Speed to answer. The whole product is designed for one question: "what does X rent for?" You get a number in about 15 seconds without a subscription decision.
  • Landlord use case. If you already own the property and just need to price a lease at renewal, Rentometer's report is exactly the right shape.
  • Casual usage. Free plan covers a handful of lookups per month; Pro plan is inexpensive relative to what Prop-Folio charges because you're getting one data type instead of a full analysis suite.
  • Report exports. Rentometer's rent-comp reports are formatted for sharing — with a bank, a partner, or a management company.
  • Focused scope. You know exactly what you're paying for. No feature bloat.

Where Prop-Folio wins

  • Pre-purchase decision-making. Rent estimate alone doesn't tell you whether the deal works. You still need to figure out cash flow at your loan, cap rate against market, DSCR for lender approval, and how the deal scores against comparable properties. Prop-Folio does all of that in the same flow.
  • Four strategies natively. Same address analyzed as Buy & Hold, BRRRR, Fix & Flip, and Short-Term Rental — each with its own strategy-appropriate assumptions preserved. Rentometer doesn't model strategies.
  • PropScore. A single 1–5 figure summarizing whether the deal works, given the rent estimate + purchase price + your financing + all the other assumptions. No equivalent in Rentometer.
  • Property record enrichment. Prop-Folio pulls bed/bath, sqft, year built, market value, tax record, and (for zoned areas) parcel + zoning data automatically from the address. Rentometer requires you to input those manually.
  • Short-Term Rental analysis. Airbnb-style nightly rate + occupancy modeling, per-unit. Rentometer is long-term rent only.
  • Portfolio view. Save properties, compare across your shortlist, sort by Deal Score. Rentometer's report is per-lookup and doesn't persist as a portfolio.

Rent estimate quality

Both tools pull comparable rent data from national rental listing feeds. The core difference isn't the raw comp quality — it's what happens after the estimate:

  • Rentometer hands you the median + comparable list and stops there.
  • Prop-Folio pulls the same class of comp data (from RentCast), then blends it with per-unit bed/bath granularity, ZIP-level tuning (owner-curated adjustment factors for markets where the raw comps systematically under- or over-shoot), and HUD Fair Market Rent fallback for rural areas where comp density is thin.

For high-density urban markets, both tools produce comparable rent estimates. For less-covered markets, Prop-Folio's fallback layers matter more.
