Zillow Rent Zestimate vs RentCast

Two very different approaches to estimating rent on a property. One is a machine-learned single number; the other is a comparable-listings query. Here's when each is accurate — and when it's not.

The 30-second version

Zillow's Rent Zestimate is a single ML-generated number derived from a neighborhood model — fast to pull, easy to read, but often smoothed over property-specific details that matter to your specific unit. RentCast pulls actual comparable rental listings from listing feeds and returns a median + range + the underlying comp set — more work to interpret, but more traceable when you need to defend your number.

For a first-glance number: Zestimate is fine. For actual underwriting a deal you're about to offer on: use comp-based tools (RentCast, Rentometer, or Prop-Folio, which uses RentCast as its primary rent source).

How each one works under the hood

Zillow Rent Zestimate

Zillow trains a machine-learning model on a large dataset of active rental listings, past leased listings, tax records, and Zillow's own property database. For any address, the model produces a single point estimate representing the "predicted rent." The model is optimized nationally, retuned periodically, and updated in near-real-time as new comp data arrives.

What you see: one number, an accuracy range (e.g., "$1,850, ±10%"), and Zillow's confidence indicator (High, Medium, Low). What you don't see: the specific listings that informed the number, the exact features the model weighted, or whether the model is under- or over-shooting in your specific ZIP.

RentCast

RentCast pulls actual current + recent rental listings from national listing feeds, filters them to comparable units (bed/bath match, square-footage band, proximity radius), and returns a median rent + low/high range + the list of underlying comps used. You can inspect each comp — its address, listed rent, bed/bath/sqft, and how similar it is to your subject property.

What you see: median, range, and the comp set. What you don't see: a single "confidence-adjusted" number. If the comps are thin (few comparable listings in the radius), RentCast surfaces that; the median is still returned but the range widens.

Where each one is accurate — and where it isn't

Zillow Zestimate accuracy

  • Where it works: High-density urban markets with lots of recent rental turnover. In Chicago's north side, Seattle, Denver, DC — Zestimate is usually within 5–10% of actual market rent.
  • Where it drifts: Markets with thin listing density (rural, small metros, suburbs with low turnover). The model has less data to train on, so it defaults toward regional averages that don't reflect the specific unit.
  • Where it systematically over-shoots: Units in transitioning neighborhoods where model training data lags recent softening. If your ZIP had a wave of new construction that flooded rental supply, the Zestimate may still reflect pre-glut prices.
  • Where it systematically under-shoots: Recently renovated units. The Zestimate can't tell that your unit has new floors, new kitchen, and new bathrooms — it just sees "3 bed / 2 bath in ZIP 60614." A renovated unit typically rents at $150–300/month premium over the Zestimate.

RentCast accuracy

  • Where it works: Same as Zestimate — dense urban markets with active listings produce clean comp sets.
  • Where it drifts: Same weakness — thin comp density in rural / small-metro. The comp set is small, the median is less reliable, and the low-to-high range widens.
  • Where it's more defensible: When you need to explain your rent estimate to a partner, a lender, or your future self — RentCast's underlying comps are inspectable. You can point to "these five actual listings on this street" instead of "a Zillow number."
  • Where it's less user-friendly: Zestimate is one number; RentCast is a range + comp list. If you want an instant point estimate without interpretation, Zestimate is faster to read.

Which one should you use for underwriting?

For pre-offer underwriting — where being wrong by $200/month makes a good deal look bad or a bad deal look good — comp-based tools (RentCast, Rentometer, Prop-Folio) beat Zestimate for one reason: traceability.

If you build your Deal Score on a rent number and later realize you were wrong, you need to know why. With RentCast comps, you can go back and check whether the comps were right, whether your subject property was truly comparable, whether the market moved. With a Zestimate, you have one number and no way to audit it after the fact.

For a first-glance "is this in the ballpark" check, Zestimate is fine. For "I'm about to write an offer on this property," use comp-based tools.

Where the two often disagree — and what to do

Frequently, Zestimate and RentCast will produce rents that differ by 10–20%. When they do:

  • If Zestimate is higher: the ML model likely reflects recent optimism the actual listings haven't caught up to. Trust RentCast comps (grounded in what's actually leasing).
  • If RentCast is higher: the comps may be skewed by a small number of newly-renovated premium units. Filter the comp list to units similar to yours in condition and re-check.
  • If both agree: your rent estimate is well-supported. Move on.

How Prop-Folio uses rent data

Prop-Folio pulls rent estimates from RentCast for every property import, and applies additional layers on top:

  • Per-unit rent comps for multifamily — Prop-Folio matches each unit's exact bed/bath configuration rather than lumping the whole building into one estimate
  • ZIP-level adjustment factors for markets where RentCast's raw comps systematically under- or over-shoot; owner-curated based on observed corrections
  • HUD Fair Market Rent fallback for rural areas where comp density is thin — a US-government-published median rent by county and bedroom count, used as a floor when RentCast returns no reliable comps
  • User feedback loop — if you override an estimate with your own leased-rent data, that correction feeds an internal accuracy improvement pipeline

The result: a rent number that's defensible, traceable, and tuned for the specific type of property you're analyzing — better than either raw Zestimate or raw RentCast alone.
