Where Rentometer wins

Where Prop-Folio wins
- Pre-purchase decision-making. Rent estimate alone doesn't tell you whether the deal works. You still need to figure out cash flow at your loan, cap rate against market, DSCR for lender approval, and how the deal scores against comparable properties. Prop-Folio does all of that in the same flow.

Rent estimate quality
Both tools pull comparable rent data from national rental listing feeds. The core difference isn't the raw comp quality — it's what happens after the estimate:
- Rentometer hands you the median + comparable list and stops there.
- Prop-Folio pulls the same class of comp data (from RentCast), then blends it with per-unit bed/bath granularity, ZIP-level tuning (owner-curated adjustment factors for markets where the raw comps systematically under- or over-shoot), and HUD Fair Market Rent fallback for rural areas where comp density is thin.
For high-density urban markets, both tools produce comparable rent estimates. For less-covered markets, Prop-Folio's fallback layers matter more.
